How long does a move actually take in Bermuda?

Most moves run three to six months from the first conversation to keys in hand. It depends on whether you're selling, buying, or both, and how the chain lines up. We map the timeline on the first call so there are no surprises. If you need to land before a school term or a lease runs out, we build the plan around that date.

Do I have to sell before I buy?

Not necessarily. The worry is selling first with nowhere to go, or buying first and carrying two places. I line both sides up and time them together, so you go straight into the right home with no gap in between.

What does it cost to work with you?

The first conversation is free, with no obligation. Thirty minutes to figure out what's possible. On a sale, commission is paid at closing out of the proceeds, so there's nothing out of pocket up front. We walk through the exact numbers for your situation before you commit to anything.

I'm downsizing and don't know where to start. What's the first step?

Start with a conversation, not a clear-out. Tell me what you have, what you want less of, and what more life looks like for you. From there I'll tell you what your place is worth today, what's realistic for your next one, and the order to do things in. You don't need it figured out. That's my job.

Do you handle rentals, or only sales?

Both. I place tenants for landlords and help renters land somewhere good in a market that moves fast. If you're downsizing and want to rent your old place out instead of selling it, that's a conversation too.

Why use an advisor with a team instead of going it alone?

A Bermuda move touches lawyers, surveyors, a bank, sometimes a contractor, and chasing all of them is a second job. I bring in a team I trust and stay on it from the first offer to closing day. That last part, the closing, is the piece most agents leave to someone else.

Real estate runs in my family. My father was an investor and entrepreneur, and an uncle of mine ran a small brokerage of his own, so property was part of the conversation from early on. I spent my early career in hospitality, tourism and events, and after some good years there I wanted to do work that mattered more for families and the community here. Real estate is where I found it. Between three generations of family here and the people I have come to know across the island, I can usually open a door or make an introduction.
